What is planned
The destination is built around the water. A marina with deep-water berths, crew services and a yacht club anchors the quay; beside it are a beach club, restaurants on a promenade, international hotels, a theme park and water sports in the bay.
The hotels are planned with a concierge, a spa and a Syrian hammam.
The homes
Villas have three, four, or five or more bedrooms, with private pools and marina views. Apartments have one, two or three bedrooms and look over the marina. Townhouses have three or four bedrooms.
Prices start from USD 1,600 per square metre and vary depending on the unit’s location, view and specifications.
Where it is
The developer gives travel times of 10 minutes to Latakia Sport City, 12 to the Corniche, 15 to the city centre and the port, and 25 to the ancient city of Ugarit.
The wider masterplan
In May 2026 The Syrian Observer reported that Eagle Hills’ Latakia masterplan covers 15 million sq m, with more than 29,000 homes, 2,800 hotel rooms and 5.5 million sq m of parks and public facilities. Eagle Hills has not published how Latakia Yachts & Marina is phased within it.
