Damascus Heights is often searched for as an Emaar project. It is by Eagle Hills: a residential community of villas, apartments and townhouses planned around courtyards, about 20 minutes from Old Damascus.

What is planned

Damascus Heights is designed as a complete neighbourhood rather than a single block: parks and gardens, golf and outdoor spaces, shops and restaurants, schools and healthcare all sit within the community.

The architecture borrows from the old city. Homes are organised around courtyards, with turned-wood mashrabiya screens and banded ablaq stone on the facades.

The homes

There are three types. Villas come with three, four, or five or more bedrooms. Apartments have one, two or three bedrooms. Townhouses have three or four.

Where it is

The developer gives travel times of 13 minutes to Umayyad Square, 15 minutes to the National Museum, 20 minutes to Old Damascus and 24 minutes to Bab Sharqi.

The wider masterplan

In May 2026 The Syrian Observer reported that Eagle Hills’ Damascus masterplan covers 33 million sq m in the Dummar district, with more than 7 million sq m of parks and recreation space. Eagle Hills has not published how Damascus Heights is phased within it.

No. Damascus Heights is developed by Eagle Hills. Mohamed Alabbar founded both Emaar and Eagle Hills, but they are separate companies.

How far is Damascus Heights from Old Damascus?

About 20 minutes, according to the developer. Umayyad Square is 13 minutes away and the National Museum 15 minutes.
